How it works

From first conversation to usable title

A straightforward four-step process that starts with a conversation and ends with title you can rely on.

  1. Step 1

    Introductory conversation

We start by talking. We learn what you are dealing with, what your timeline looks like, and who is involved, and we explain how we work. Nothing needs to be sent at this stage.

  2. Step 2

    Scope and plan

Once we are engaged and have the client's title materials, we go through the curative items one by one and sort them: what is documentary, what needs third-party signatures, what needs a court or attorney action, and what is a judgment call for counsel. You get a written plan with priorities and an approach for each item.

  3. Step 3

    Research, instrument prep, and recording

We run the record, find and contact the parties, and prepare instruments for review by the client's title attorney. Approved instruments are executed, delivered, and recorded in the proper county.

  4. Step 4

    Status reporting and closeout

You receive status reporting throughout. At closeout we deliver recorded copies and a summary of each item and how it was addressed, so the attorney can update or supplement title.

What stays with your attorney

Your title attorney decides whether an instrument or a set of facts cures a defect. We prepare, research, document, and coordinate. We do not give legal advice.

What speeds things up

  • A clear picture of your timeline: spud date, closing, or division order
  • A named contact at your company and at your law firm
  • Early involvement of your title attorney
  • A quick call before the clock gets short
